Why you'll like it...

Style: 2nd floor flat in a purpose-built development Bedrooms: 2 double Living rooms: 1 spacious Area: 730 sq.ft Outside: Communal lawns Location: Withdean Parking: Free parking within the complex Why you’ll like it: The buildings of Regency Court are set around a central courtyard with manicured lawns and floral beds in bloom. The parking is free for residents, although it is unallocated, but finding a space is never a problem. You approach this smart development up a driveway, where your building is clearly numbered on the southerly side. You enter the neat communal hallway where two short flights of stairs take you to the second floor, and a sliding door opens to a small vestibule shared by just one other. Your door is to the right and opens to a generous L shaped hallway with two deep storage cupboards; one being perfect for hanging coats and organising shoes to keep the flat clutter free, and the other for storing your household items etc. First on the left is the bright and modern kitchen, fitted with plenty of warm wood, Shaker style units at both base and eye level, and the oven, gas hob and dishwasher have been integrated for you. There is space in here for a tall fridge freezer and a washing machine too, plus room for a kitchen table – although the living room also has dining space for more formal occasions. Bedroom two is found opposite the kitchen, and while this is slightly smaller than the master, it is a good size double with a built-in wardrobe to really maximise the floor space. The décor is smart and neutral with latte carpet and a feature wall in silver-grey, and it wonderfully light due to a large south facing window. The living room is next door, so it shares the same sunny orientation. The south wall in here is almost entirely glazed, however, and being elevated it looks out to the leafy trees opposite. It is gracefully proportioned to fit two sizable sofas, as well as space for dining, and it is perfectly peaceful – you really cannot hear the road from here. During the cooler seasons, there is an electric fire which could easily be replaced with a contemporary model, and likewise, the electric wall heaters throughout could be changed for slimline versions at less cost and fuss than installing gas central heating. The master bedroom is to the rear of the flat and is another roomy double with a clean and restful decor. Again, a wide picture window allows the natural light to stream in, and it looks out to the green and attractive internal courtyard. The bathroom is conveniently next door with a classic white and blue décor and has an electric shower over a white bath suite, so you can always ensure a hot shower to wake you every morning. These are hugely sought-after apartments. They are well-maintained and there’s a sense of community here with a mix of professionals of all ages. The transport links by car, bus and train are excellent, both in and out of the city which adds to their popularity, and with the potential to add value, this apartment is sure to attract many. Agent’s thoughts: These apartments are well-designed and spacious – and are incredibly popular within the area within both the sales and rental markets making them the ideal investment property.
