Preston Mansions bn1

This prestigious development of contemporary apartments is unrivaled in the Preston Park area for exclusivity and style, and this two bedroom apartment on the ground floor certainly upholds the title. It is wonderfully light due to its south westerly orientation, and you can relax looking out over the rose gardens in the park opposite from the full width sun terrace. It also has glorious room proportions which can be open plan for entertaining, or defined into separate areas for relaxing, working and dining, and only the finest materials have been used to achieve a polished finish. The building is beautifully maintained, expertly managed and secure with 24hr CCTV, and a secure underground parking space too, so this could be the perfect ‘lock-up-and leave’ holiday home, or simply for anyone wishing to live in comfort and luxury by the sea.

Why you'll like it...

Style: Ground floor apartment in a 2006 development Bedrooms: 2 double; 1 en suite Living Rooms: 1 very spacious Area: Outside: West facing sun terrace Location: Preston Park Conservation Area Parking: Secure underground parking space. This unique development of apartments was completed in 2006, and it certainly stands out with its curved facade adorned with glass balconies; akin to a modern sea liner – yet one surrounded by mature trees, and looking out across Preston Park. You enter through iron gates, decorated with sweet bird motifs, via a video entry system, and into the communal hallway, which feels much like a five star hotel with gleaming floors, designer artwork and subtle lighting. The apartments are clearly marked, and this one is down the corridor to the left. Once inside, you get the immediate impression of space, as the entrance hall is wide, with white walls, and wooden floors in honey tones stretch out ahead. There are two very spacious storage cupboards, one of which houses the washing machine, and in the other, the Megaflo heating system, but both still have space for hanging coats and housing your hoover etc. too. There is underfloor heating throughout the apartment, and this is zoned, but being so new and well insulated, it is rarely needed. The family bathroom is first on the left, which has a chic and simple design with creamy tiles on the walls, a modern white suite with a shower over the bath, and a tall heated rail for your fluffy towels. Further along the hall, there are double doors on the right which open to reveal the magnificent living and dining space, which has plush wool carpets in latte cream, and is lit both naturally from the wall of glazing to the south west, and from LED spotlights above. There are clearly defined areas with the living space leading out to the sun terrace, then the dining area which could easily seat eight, and then on to the contemporary kitchen at the rear which is beautifully fitted with sleek gloss units in dove grey. These have been topped with granite, into which the Franke sink and draining grooves have been seamlessly cut. The appliances are integrated, and these include a fridge and a freezer, the oven and induction hob, a slimline dishwasher, plus a microwave and a wine cooler. There’s ample surface space for even the keenest cook, and the main strip is lit by three pendants above which is both functional and adds atmosphere. Bedroom two is at the end of the entrance hall, and is a very comfortable double, with deep built in wardrobes and and a full height, double glazed window. The master bedroom is next door, and is a wonderful size, with space for a king size bed, and several pieces of bedroom furniture without compromising on floor space at all, and another wall of mirrored wardrobes only increases the feeling of space. The en suite bathroom is even more impressive than the first, with a walk in shower with a fixed glass door, plus a bathtub and more glossy tiles on the walls and the floor. Bear in Mind: This apartment comes with a share of the freehold, and the water rates, the gardener and a cleaner are included in the maintenance fee.
