why you'll like it...
Looking out over the iconic concertina roofs of the beach huts, the lawns and the sparkling sea; this apartment sits in a prime location within the city. It resides on the eighth floor of Kingsway Court; an exclusive development built during the 1960s which has an air of grandeur of its own. Its smart, modern exterior contrasts with its Regency neighbours, yet the use of pale gault brick complements many of the buildings within ‘The Avenues’, and the architectural detail is linear and symmetrical.
You approach from Second Avenue, passing the newly refurbished Bali Brasserie Restaurant and Bar which forms part of this development. A secure entry phone system allows access to the lobby which has a 24-hour concierge, and gleaming marble floors. Here, two tall steel lifts await to whisk you up to the eighth floor where your door is clearly numbered along the corridor to the right.
Upon entry, it is immediately apparent that this apartment has been beautifully modernised by the current owners who have a clearly refined eye for colour, design and interiors. Quality materials and workmanship have been used to create a space which exudes quality and style as well as comfort, and the finish is exemplary.
You are welcomed into a long entrance hall where Travertine tiles in light sandy tones stretch through to the generous living and dining room at the end. Low level lighting leads the way, and as you walk into this open airy space, you are faced with the most exquisite sea views. The southerly wall is entirely glazed with sliding doors leading out to the balcony, and with ever changing sea and skyscapes, this vista is a joy at any time of year. You can see right along the coast from east to west, and the balcony provides a lovely space to sit out during the warmer months to dine, where it becomes a seamless extension of the living room.
Inside, the ceilings are high and the fresh white walls become the ideal gallery space. The vast living area provides defined areas for comfortable seating, as well as formal or informal dining, so you can entertain or relax in style. The kitchen is conveniently positioned to the rear, where the apartment stretches the depth of the building, and the expansive views come into their own. From here you can gaze across the city’s historic rooftops and church spires, all the way to the rolling hills of South Downs forming a delightful backdrop as you cook.
Warm bamboo units in a Shaker style provide ample storage at both wall and base levels, and these are topped with dark granite, into which the sink and draining grooves have been cut-in. Space has been left for an electric range oven and an American fridge freezer (both negotiable), and the dishwasher and washing machine have been integrated for you. A breakfast bar creates a sociable space, and the Amtico flooring in mineralised slate marries with the room perfectly.
Next door the master bedroom used to be two, but has been opened to create one large and glamorous room with a seating and dressing area at one end, and space for a king size bed at the other. With the same exquisite orientation as the kitchen, windows run the entire length of the room to frame the panorama which is a joy to wake to, and perfect for watching the firework displays which light up the skies on the 5th of November. It has plush latte carpet underfoot, and a wall of bespoke built-in wardrobes to maximise the floor space; painted a stylish dove grey with a contemporary leaf print inlay.
Perfectly positioned just outside, you have the choice of the family bathroom with a luxury bathtub, soothing lighting and gleaming white brick tiling, or the chic shower room which has built in speakers, coloured lighting and palette more akin to a boutique hotel. In here the rich tones of the walls and tiles add to the atmospherics, and the wet-room style shower creates a really, luxurious showering experience.
Bedroom two is peacefully positioned further along the hall, away from the main living areas, making it ideal for guests or as a spacious home office, and again the finish is clean, comfortable and polished.
This is a stunning and unique apartment which is ready to move straight into. The building is wonderfully friendly and quiet, expertly managed, and with a share of the freehold it is sure to grab the attentions of many.
“This is a really unique building in Hove with so many wonderful attributes. Not only are the views breath-taking, but the location is ideal. You have the beach on your doorstep which is a delight all year round, and you can eat your way around the globe at the many restaurants and bars on nearby Church Road. We often just pop down to the Bali Brasserie and Bar however, as it is so easy, and the service is exemplary. We are moving out of the city, otherwise we would happily stay.”
bear in mind...
The heating and hot water are included within the maintenance, as is the refuse which is collected each evening by the porter. There are some maintenance works being carried out to modernise the communal hallways, but these will soon be complete, and have been paid for in full by the current residents.
