Navigating the property market can be challenging at the best of times and given the recent interest rate increases and economic uncertainty, it’s understandable that landlords might feel a little unsure of their options right now. As we head into the last few weeks of 2022, you may be wondering if it’s best to leave any decisions regarding your portfolio until the new year – but instead, we’re urging you to act now so you’re in the best possible position for the start of 2023.

Rightmove have reported that demand for rental properties is currently far outweighing supply, with tenant demand up 20%, available rental properties down 9% on last year and long-term capital growth on offer, the outlook for landlords and lettings is far more positive than recent headlines have suggested. Mike Cook, Chief Mortgage Officer at specialist finance provider, MFS, acknowledges that interest rates and changes to regulation have caused concern among some landlords, but offers significant assurance: "With huge demand from renters and long-term capital growth on offer, residential properties will continue to attract interest from a wide range of investors."

If you currently own a property and would like to invest in a BTL property, you can release capital (equity) to expand your portfolio by remortgaging. It’s fairly common for landlords to release capital for further investment this way, and it’s a clever strategy as essentially it means your portfolio ends up paying for itself.

If you already own a number of BTL properties, you may have the option to remortgage to a portfolio mortgage – where all repayments are condensed into a single monthly payment – and release capital at the same time.

In order to understand the equity you have available in your property, you’ll need an up-to-date valuation of your property, followed by a meeting with your mortgage advisor, and you can finally start looking for a profitable BTL. We can support you with all three stages of your journey, but first things first, let’s get your valuation booked in.
