If you’ve just listed your house for sale or are about to start your property search…
 

1.Start earlier rather than later

Be sure to let your solicitor know early to ensure you’re legally prepared for a sale so they can undertake all the necessary anti money-laundering checks. 

2.Use No Sale No Fee for legal services

Never agree to pay without the sale of your property, as you could be left with some unpleasant fees if your sale falls through.

3.Return any forms as soon as possible

This is important - be sure to return all forms to your solicitor as fast as you can, to avoid any delays. Small delays at the start of the process can result in a longer delay further down the chain.

4.Obtain the Leasehold Information Pack as soon as possible

If you’re selling a leasehold property, make sure you obtain the Leasehold Information Pack from your management agent as quickly as you can, as they can sometimes take 4-6 weeks to process your request. You don’t want this to delay you if you wait until after your property is sold.

Buyers, make sure you check this thoroughly so you have a full understanding of the conditions of the leasehold agreement and any fees that you’ll need to pay.

5.Go in-house if you can
